Integrated Hospitality & Agribusiness Project in Piedmont

In the Monferrato area, renowned for its high tourist appeal and food and wine, an investment operation is being structured for the acquisition and development of a prestigious real estate complex currently used as a 4-star hotel, integrated with a multifunctional farm and internal production chain.

The hotel has 24 rooms, an in-house restaurant, spaces for events and weddings, a panoramic swimming pool and a large private park. The positioning is geared towards medium-high-end domestic and foreign customers, with a particular focus on experiential tourism, wedding destinations and corporate events. The plan envisages a conservative occupancy rate in the start-up phase, with progressive growth in the first few years and development of the events component as a lever for profitability.

At the same time, the agricultural project is based on a model of vertical integration: dairy farming, an on-site mini-dairy, production of fresh dairy products, snail farming with food and cosmetics processing, as well as crops intended in part for the self-sufficiency of the facility. Production will be distributed through direct sales, dedicated automated channels and contracts with organised distribution operators, generating revenue streams that complement the hospitality sector.

The value of the operation lies in the combination of three strategic elements:

• significant real estate assets with potential for revaluation in the medium term;
• an already structured and scalable operating business;
• diversification of revenues between tourism, catering, agri-food processing and distribution.

The plan envisages revenue growth in the first five years, with strong margins thanks to lower costs and energy efficiency.

The company will be structured with dedicated vehicles and the entry of an equity partner, with rights proportional to the shareholding.
